Broad concern about income reliance on gambling in the long term, raised strategic considerations for Club Management about alternative revenue streams that could be generated out of the asset. Whilst a decision had not been made, there was a view that retirement or residential uses could support the club with a monetary injection, while providing increased activation in the food and beverage offering. Our advisory team analysed the land use options, developed a masterplan scenario, and pressure tested a feasibility analysis to allow the board to understand the broad process and outcomes that could be achieved for the site.
